In our last EAS meeting, we discussed Sell The Company. In our portfolio, we only Sell the Company 72.4% while on tour, but this number drops dramatically while on the phone. Why is that? I’ve thought about this several times since our meeting. These are my thoughts.
Think about companies that you are so dedicated to that you keep going back. For me, this is easy; L.L. Bean, Western Pet Supply, Noodles Restaurant, My Canh, Citibank, Verizon Wireless, and Big Town Hero. What do I have to back this up? History! I have been a loyal customer of L.L. Bean for at least 16 years, Western Pet Supply and Noodles for over 10 years. I have been a Citibank card holder since 1996. Verizon Wireless and Big Town Hero, I have been dedicated to for the past 5 years.
Why do I keep going back? It’s simple, they treat me with respect and I always, always, always have great customer service. Most know me by name. I enjoy talking with these people and never feel like I am interrupting them. To me, that means a lot. Now think about this; What is it about Equity that would give cause for that kind of loyalty?
I was a customer prior to being an employee. I moved from Maine site unseen and was very impressed. My brother started working for the company a few weeks later. He’s been at Equity for over 10 years. I joined the team since June 2000. Why am I still here? The people! I love the people I work with. I’ve learned a lot about my job and about myself. They keep me coming back for more.
How does that tie into EAS you ask? I’ve had several prospects and residents ask me if I live on site or how long I’ve been with the company. When I tell them my story they are impressed. It’s more real, it’s personal. I think that is one way to Sell The Company, your experience! Another way would be to share a story; “I had a resident who was on the Rent with Equity program for 6 months. They bought a home through Centex and wanted to upgrade by adding a fireplace. They were able to use their credits to do just that and were very excited.”
Really listen to what people Want and try to tie in an experience or program. Make it your own and go for it! You’ll be Amazed.
