Hey Mike, Merry Christmas my Friend!
Well, I cannot resist to start off what I hope is a long and winding thread here. To start, I think 2009/2010 will be tough, very tough, likely No Rent Increases.

You have laid out a lot of varying thoughts, however the prevailing direction for me, for our company is the ONLY way to raise revenue in 2009 is by lowering cost. Leasing more apartments with less people. Managing more units with less people. Maintaining more units with less people is not likely as easy or possible. But if we wisely integrate technology we can manage more units and lease more units per person, and Enhance the Residents Experience, with less people.

The companies who can lower cost and enhance residents experience at the same time will prosper and in fact grow their business and will gain market share in 2009/2010,

Thank you as always for taking the time to comment. No doubt it 9' and 10' will be a struggle and no doubt expenses will be an area of opportunity.

I could not agree with you more in regard to enhancing the experience despite cutting into expenses. Those who are successful at both will no doubt differentiate themselves in the market place and to steal your words: break from the pack.

I enjoyed reading the quote, Actually I was wanting to read more. I agree this will be a bleak time for some, but for most who think positive and get creative this can be an amazing opportunity.
