This is a very cool way to surf the web. I did a quick search of Urbane Apartments and Boom, like a shot our of a cannon, there were tons of colorful pics displayed on my screen.

I am not sure if this will catch on but it certainly does have the cool factor...check it out here.

Go Rambunctious Into That Good Night

The Ruppies are upon us. Arriving at the pace of on every eight seconds, the Baby Boomers are coming and in full force. Armed with $2 trillion in annual income you better believe they mean business. Or, better, they can do business.

Earlier today I posed the question on Twitter, Do you think apartment residents care more about function or style? And, before I go on, I must admit that I don't know the answer. That being said, my gut tells me that style trumps function. I did get a lot of feedback on the question but still am uncertain of the answer.

I did come across an article today in Kitchen and Bath Business that spoke to my gut. Here is the article if you want to read it in full but the line that struck me is as follows:


When trying to appeal to ruppies, avoid ageism and labeling them as
"seniors" or "retired individuals." Make sure that your messages speak
the truth and communicate deeper meanings and emotional connections.
This group judges brands, products and services by the value gained and
expects more than just utility and functionality.


The Ruppies want more than utility and function which tells me they want style and cool. They want to be in the middle of it all.

Podcasts in the Apartment industry

Now here is a social media concept I have given no time to. I have read a lot about it and have even signed up to receive a few but never thought much about how our industry might put it to use. Well Grace Hill has planted a seed in my mind with the introduction of their new service, Grace Hill Radio.

Holy Smoke Free Apartments....

Smoke_free_sign Wow, I think we have all heard about it, thought about it and otherwise wished it to some degree and now some is really going for it! I applaud Tom Brenneke and his group and look forward to the feedback.

Portland, Ore.—Guardian Management LLC, a Portland, Ore.-based real estate investment and management firm specializing in multifamily housing investment opportunities and property management services, has employed a no-smoking policy for about 8,000 of its market-rate and affordable apartments, Keith Metz-Porozni, spokesperson for the company, tells MHN.

The policy, which will be applied gradually, will apply to all new residents beginning Sept. 1. Existing residents, though encouraged to voluntarily comply with the new policy, will be exempt from the policy until January 2008, when all of the units will become smoke-free.

“We have successful implemented no-smoking policies in several of our new properties, and we have found that residents appreciate the amenity,” says Tom Brenneke, owner and president of Guardian Management LLC. “In addition to the health benefits of a smoke-free environment, we can provide residents with cleaner, better maintained units and a reduced fire risk.”       

Guardian’s no-smoking policy will prohibit smoking inside apartment units and common areas, such as entryways, parking areas, patios and balconies, as well as within 25 feet of any building on these properties. Residents will be asked to sign a no-smoking agreement upon leasing a unit, and they will be responsible for enforcing the policy within their units among inhabitants, guests and visitors.

According to a 2006 market research survey commissioned by the American Lung Association of Oregon, the Multnomah County, Ore. Health Department, Clark County, Wash. Health Department and partner agencies, more renters prefer to live in smoke-free dwellings, and would be willing to pay more to live in those environments. In addition, three-quarters of respondents support the right of landlords to prohibit smoking in order to prevent second-hand smoke from seeping into neighboring units. A smoke-free property lowers the risk of fire, and it also lowers cleaning and maintenance bills for the removal of tobacco residue.
